2020 Performed a semi annual cooling service on American Standard split heat/POV. Cycle equipment followed cooling sequence of operation check refrigerant/temperature split checked amps and voltage. 1050 thermostat checked out OK. Cleared condensation line. Replaced 20 x 25 filter located within the air handler/hallway, mechanical closet. Rinse condenser coil. Cooling equipment checked out operational at this visit.

Performed annual AC maintenance on two 2019 American standard split systems FAU located in garage and outside closet. Changed 16 x 25 and two 20 x 25 filters. Checked amps, volts, capacitor, and cleaned electrical compartment. Checked refrigerant levels, superheat, subcool and temperature split. Cleared lines and cleaned coils. Bolt systems have several issues that could cause breakdown in the near future. Living room/kitchen unit serial number 7J2F startup amps are rated for 153 and is pulling 176 A capacitor is rated for 40 and is reading 37 which is the minimal manufactured rating. Also condenser fan motor is operating at max rated amps. Bedroom unit serial number 7R2F startup amps are rated for 83 and is pulling 103.4 startup amps capacitor is rated for 40 and is also reading 37 bedroom unit condenser fan motor is rated for .71 A and is operating at .69. I have put together an email to estimate.

Replaced 3/8”brass push in coupling at indoor section liquid line. Pressure tested to 300psig and checked new fitting and double checked all other fittings and coil, both couplings on both refrigerant lines are leaking significantly. Informed homeowner we will need to come back and will have to braze the refrigerant lines. Will follow up tomorrow morning before any calls 7:30-8 and get with office and homeowner to schedule new repair time and revised quote as it is now a larger repair/labor/supplies required.
Applied and disconnected voltage for reversing valve until unit switches right away to cooling. Refrigerant numbers and temperature split indicate proper cooling to manufacture specifications. We installed a high-efficiency 2-ton 18 SEER Mitsubishi system in the garage, which includes both an outdoor and indoor unit. The outdoor unit was securely placed on a pad and the indoor unit was installed in the garage. Refrigeration lines were carefully run in the garage, fully covered for aesthetic and protective purposes. Additionally, we connected the system to the main electrical panel using a dedicated 20/15 Eaton quad breaker.

Installed run and start capacitor on unit #2L1F and checked start up amps

Upon arrival found 1050 thermostat blank. Checked to see if water safety switch was killing power to unit and switch had no water. Checked for proper 24v at board and at thermostat and measured proper 24 volts. Rebooted thermostat and Tstat came back on and cycled system. This has happened in the past where thermostat goes blank. Tstat had already been replaced. Rewired thermostat using spare wires. Tested and cycled system. System is working properly at this time of service.
Found 2024 4-ton American standard Gold split heat pump with pressures stabilized, line temps stabilized. All loads operational, compressor pulling amps. Tried it pumping but system needs new compressor . Will get with our distributor tomorrow at 7:30am to get compressor delivered as soon as possible.Tried to call William/Todd 3x to go over findings could not get answer, spoke with them before and they said tenant would reach out after I’m done. Will call them back again first thing after ordering compressor. Compressor, refrigerant, labor all covered.
Homeowners stated first summer in home and noticed main bedroom and guest have lower airflow then rest of home. Attic access in laundry in main closet. Found upflow furnace in inside closet opposite side of home of master bedroom. Ducting is all in series so master room gets air last and guest before, guest duct was leaking at tye so losing airflow to all rooms after. Recommended replacing all the ductwork as it is very low quality, being sheet metal, very minimal insulation ability , lots of leaks where metal meets metal. Slab insulation thrown around all over attic, recommended having insulation redone correctly. Signed up on Hyde’s comfort club. Office to reach out and schedule first maintenance.
Found 2020 Mitsubishi condenser flat on refrigerant, 2 flashes for overcurrent. Opened up attic access in laundry room and found oil all over fitting, confirmed with detector. Will return to repair leak and add back full charge or 5 lbs of refrigerant.
