Performed cooling maintenance on 2018 AC Pro 4-ton split system. Changed 16x25 filter with inside closet furnace filter rack. Venstar thermostat working properly, no low battery indication. Cleared condensation drain. Cleaned out electrical compartment. Cleaned condenser coil. Checked start and run amps, voltage, dual run capacitor, refrigerant charge, and temperature split (20). System is cooling ok and all loads operational however based off specifications system is low on refrigerant, and may struggle on hotter days (today is 75) and potentially overheat (suction line over 65 degrees). System holds a large amount of r410a (10lbs 14oz) and to recharge to specifications may need a few pounds of refrigerant. This usually indicates a refrigerant leak, it is recommended to do a leak search to find and repair/replace leaking component, but can add refrigerant without leak search to, however it will eventually leak out, and no warranty on refrigerant. Came to property for bathroom fan not functioning. Took apart junction box and discovered loose connections. Fixed connections, which restored power and proper function to bathroom fan. Also inspected additional bathroom fan and discovered that the motor needs to be replaced. Advised customer and she said her brother will install new motor for that fan.

Refrigerant numbers look ok , piston type. Evaporator superheat was ok, total superheat was high at 40, lineset goes underground. Informed homeowner about system condition, wear and tear, and how it’s cooling good right now (ambient 75) but may overheat during hot summer days as suction line picks up heat underground snd since it’s charges for superheat , piston cannot regulate it like a TXV.

Deleted and redownloaded app on homeowner phone and saw issue connecting to network. Interface is connected as 4 fast blue blinks immediate searching for connection and 3 slow flashes indicate Bluetooth connection made, we have 3 slow flashes. After 3 flashes and a green led on, no more hands on is needed per manufacture . Homeowner tried to connect while his phone was on the 2.4ghz, till no connection. Per online resources a few months ago Mitsubishi switched app from Kumo Cloud App to Mitsubishi Comfort app, pdf manual on kumo interface box was for old manual. No resources for new app pdf, PAGE NOT FOUND when going to Mitsubishi comfort app site. Tech support saying they’re being flooded with calls about their kumo cloud no longer connecting. Will have to contact tech support again abut Comfort app issues and resolutions , they are apparently trying to update the new app for bugs/fixes.
